How the calculation works
Available nights = 365 − owner stays. Booked nights = available nights × occupancy. Revenue = booked nights × nightly rate.
Management and platform fees each apply to gross revenue. Cleaning = booked nights ÷ average booking length × owner-paid cleaning cost. Monthly fixed costs are charged for all 12 months, including owner stays.
Income = revenue − all entered costs. Yield = annual income ÷ property value. Break-even is the occupancy needed to cover entered costs; “Not achievable” means this is impossible with the available nights and current inputs.

How accurate is the revenue calculator?+
The calculator is an illustrative planning tool. It uses sample nightly rates and occupancy assumptions, not live market data. It shows booking revenue, the costs you enter, and the income remaining before financing, taxes and acquisition costs. Request a personalised property review for an estimate based on your property's location, condition, amenities, and current demand.
Does my property need to be furnished?+
Holiday homes need to be ready for guests. We review your property and can help with furnishing and preparation where needed. The scope and costs are agreed with you before work begins.
Can I still use my property?+
Owner stays can be arranged. Talk to the team about reserving your dates in advance, subject to your agreement and any existing guest bookings.
